2 Years On - Nova News Editorial March 2016

It’s hard to believe that I started on my own just over 2 years ago. My business has gradually grown as I become more widely established in my new role. Indeed at the time of writing February is expected to be my best month so far. There is no doubt that my 40 plus years experience in the property profession and the local knowledge which I have gained over that time has helped in my ability to offer honest and straight forward advice to those that come to me.

Additionally my relationship with many of the local estate agents has always been good and this is serving me well when dealing with clients and agents alike. Furthermore I am well known to many of the local conveyancing solicitors and these contacts have been fruitful in my wider role as an independent property advisor.

I have a wide range of services that I am able to offer. One element of my work, which is growing noticeably, is the preparation of Land Registry compliant plans on behalf of local conveyancers. Every property has to be registered with the Land Registry at the time of sale. Properties that have not changed hands for many years may never have been registered and, if the gardens or land on which they stand is not a regular shape, or if pieces have been separated, it may be necessary to prepare an accurate scale plan, this will involve taking measurements on site and then preparing a plan in the prescribed form which can be presented to the Land Registry. It may be that you require an accurate plan preparing of a property, parcel of land or garden prior to offering that for sale. In each case I could well be able to help you.

Everyone seeks a valuation of their property prior to offering it for sale and all agents now will be happy to visit and give you a free pre sales valuation. There are many reasons why you may require a valuation, be it preparing to transfer the ownership, preparation of a will, or needing another opinion on a property, which you may be considering purchasing. All these and others may be circumstances where you are looking for an independent view on value, a situation where I would be only too pleased to help.
