Looking Forward - Nova News Editorial January 2016

Here we are again, another year gone, already. Is it just me or is time passing by much faster. Christmas has gone in a flash and all of us in the industry are contemplating, and or, predicting what the forthcoming 12 months will bring us. There is no doubt that the rental market will remain strong and in all probability strengthen.

Landlords may have been reluctant to purchase property recently due to a whole range of legislative matters aimed at Landlord bashing which is impacting on their potential investment and returns but ultimately in the long term property remains an excellent investment with capital growth and yield being attractive for investors.

Whilst on the subject of rentals it is vital that landlords, agents and tenants are aware of the impact of carbon monoxide detection in properties fitted with fuel burning appliances. Whether it be gas, oil or wood / multi fuel burners it is essential that the property is fitted with a carbon monoxide alarm which conforms to British Standard EN50291. Correct installation, maintenance, servicing and repair should go a long way to preventing this problem but the alarm is an essential back up. If you are a tenant with issues relating to your boiler or burner make sure the landlord or agent is notified so that the matter can be dealt with and you can lie safe in your bed.

Residential sales are generally steady at this time of year but up to Christmas agents were reporting good levels of enquiry and sales agreed. Their stock levels are low and prospective purchasers who need to move at this time of year have a more limited choice so do not be put off marketing. I was asked to visit a number of properties being marketed in the two weeks running up to Christmas.

The past year has seen a further increase in my business with an increasing number of solicitors and conveyancers coming to me for assistance on land registry plan preparation and boundary issues.
