Land Registry Figures

According to Land Registry figures released just before I write this article the number of transactions in the housing market has been falling for three months running. Indeed the latest figures released show that nationally the number of sales recorded by HM Revenue and Customs was below 100,000 for the month of June. This is the lowest figure since last October. There seems to me an inevitability that this was going to happen.

The property market in our area has been short of new instructions for established homes over several months now. If the properties are not coming on the market then there will be less houses sold. Demand may have been at high levels recently but agents can only sell as much property as comes on the market. Looking at the property portals recently there seems to have been a further reduction in the number of houses coming up for sale and there are certainly a lot less new build properties on the market. The school holidays are now upon us and the next couple of weeks will probably result in a further reduction in availability. Let us hope that there are still a few buyers around. The rental market is, as always, very strong but as a landlord it is most important to keep your property in good condition and well presented. Prospective tenants are very discerning in their choice of home and the better presented properties will not only achieve a higher rent but will let more quickly.

From a personal perspective the last few weeks have been quite busy with jobs as far afield as Alrewas, Scropton, near Derby and Baldwins Gate. All these were for Land Registry plans with some of the leads coming from my website which is very encouraging. I have also undertaken residential valuations, pre purchase property inspections together with a number of rental property check outs for private landlords. More recently I carried out a boundary inspection for a client with a written report to set out my findings.

Several local agents have used my services to prepare floor plans to annex to their sales particulars and I have done land valuations and EPC’s for other clients.
